A unique section of land in El Valle. The County Rd. divides the 2 Tracts. This road was formerly called Buechley Rd. The lower tract is irrigated from lower ditch, approx. 3.5 irrigated acres and lower portion of that tract has a nice building site. The upper tract borders Kit Carson National Forest to the south. The upper ditch crosses the upper tract. The area above the ditch is forested, the lower portion is a meadow. The upper tract slopes upward to top of the hill at forest service boundary. There is forest service road that starts right past Las Trampas, and goes to area of upper tract. There is deep arroyo between the 2 tracts. This property had the original access to the top. It needs a culvert for vehicle access. The acequia is fed from the Rio Trampas. This acequia, Acequia de Arriba del Llano de San Miqueil, divides their share of the Rio Trampas into 16 shares. This property has 2/3 share of a 1/16 share. Property has water once every 16 days for 2/3 rds of 24 hours. These water rights are long standing, and well used. Currently lower tract is used for hay and grazing. Upper tract has horses grazing. This is quite a unique place, best to come see it. I would love to show it to you. El Valle is a beautifull place. As you enter El Valle, these tracts are on a hill to the southeast of the main road. You can see the the upper tract on the hill called "Baldy" from the lower road. Trails access Trampas Lake, San Leonardo Lake, and Truchas Peaks. Cross country skiing in the winter, good hiking rest of the year. From trail to Trampas Lake, there is a trail to Pecos Wilderness and Santa Barbara Canyon. This is a good spot for an orchard on the upper slope, and gardens on the lower tract. There is Kit Carson Electric pole on property, and good locations for solar PV systems. A little bit of everything, and great possibilities.
