The first thing most say is they must demolish everything - go back to the wall and ceiling studs and put up sheet rock to finish. 'You'll have more flexibility and it's easier to work this way,' they tell you. Wrong. It is easier for the trades to work that way, but it diminishes the quality feel of the room and possibly the value of your home if that sheetrock renovation does not fully resonate. Of course, some wall and ceiling demolition is generally required to reconfigure and install new fixtures, add recessed lighting, or run new pipes and fittings. You want to insure that what's put in new won't leak later. And if you're putting up floor-to-ceiling tile, knocking down a non-structural wall to open up the room, or building bumped out framing, it's no problem pulling the plaster as needed. However, there is just no need to immediately demolish the plaster and lathe walls in your bath, or any room in the house for that matter, so that the plumber and electrician have an easier time of it. If your plaster isn't falling down and there's no substantial water damage try to work with the shell you have. Use sheetrock sparingly to close up any electrical and plumbing holes and then plaster over it as part of a good skim-coat finishing paint job. Unwanted Noise Why all the concern? A plastered, finished wall has a very different look, feel and quality than painted sheetrock. For older homes, un-plastered, sheet-rocked walls frequently feel out of place and sometimes 'cheap', even with applied moldings, high-quality tile and built-in details put back on. In the kitchen however, this is not that much of a concern. There is generally enough cabinetry, appliances, stone or tile - to cover much of the wall space. Your visual focus is elsewhere not on the sheetrock wall. Homeowners need a place where kids can watch television before meals, and where family and friends can congregate while food is being prepared. The evolution of the kitchen from its origins as a servant-run, back-room operation, to today's central gathering place, creates challenges for old-house owners. In fully built-up towns where little land is available to expand sideways, family room expansions generally go back into the rear yard. Unfortunately, a family room addition is where homeowners frequently try to take short cuts. Too often, the results appear like Tony Soprano's house, rather than part of the original elegant 1920's Tudor, or turn-of-the century colonial. What's wrong? Many of these additions are devoid of molding detail or use detailing that does not compliment the original construction. Windows and doors appear designed for a split-level ranch. Most people can find the answers they require in their local newspaper. Inflationary pressures affect interest rates. Good financial news causes rates to go up and vice versa. Good news in the markets means that the economy may be heating up, causing inflation to occur. Bad economic news points to an environment of lower rates and slower growth. During the seventies we had stagflation, high inflation and a bad economy. Most economists doubt that we will see stagflation in this economy. Several factors have a more significant effect on rates than others. For instance employment numbers, manufacturing data, housing data, retail sales and consumer confidence all have the potential to cause big changes in interest rates. This past week, interest rates jumped higher when unemployment was much better than anticipated. The employment numbers along with pending home sales dramatically affected interest rates causing them to jump over .25% in a few hours. In addition to following the financial news, anyone interested in the movement of mortgage interest rates should follow the yield on the 10 year Treasury bond. The '10 year' is the benchmark from which other fixed income securities are priced. Mortgages eventually are sold onto the secondary market through agencies such as Fannie Mae or Freddie Mac. The vehicles through which mortgages go to market are called 'mortgage backed securities' or MBS. MBS are bonds just like the Treasury bonds. Since Treasury bonds are considered the safest investment, the other bonds such as MBS or municipal bonds are priced on a margin against the Treasuries. Therefore, if you want an idea of how rates have moved, look at the movement of the yield on the 10 year Treasury bond.
